Existing properties: Repositioning and Renovations


Our team is actively engaged in initiating and overseeing hotel renovations of under-performing properties. We have created strategies and systems that can reposition these hotels as leaders in their specific markets and achieve short-term and long-term revenue goals. We choose properties for renovation based on anticipated returns on investment.

 

 

 

 

I. Feasibility & Market Study

 

•A feasibility and market study is done by an independent third party by the owner to establish the potential financial success of the property, ideal size, location study, development costs.

 

•Financial offer (LOI) for property & services included and acceptance of management agreement.

II. Technical Assistance

After singing the Management Agreement, meetings will be scheduled between WHG and   the Owner. 

 

 

II. Concept & Design

•Assist the owning co' in establishing a brief covering the facilities required for the hotel inc. space allocations.

 

• Submittal to owner brand construction and design standards.

 

• Advice on general themes and concepts.

 

• Revision and comment on schematics and preliminary architectural plans.

 

• Advice on prevailing brand standards for mechanical and electrical systems. 

III. Final Design

•Revision of plans prepared by consultants and contractors.

•Revision of final layouts of kitchen.

•Revision and approval of detailed interior design proposed by consultants/contractors.

•Advice on operating equipment to be used @ hotel.

• Periodic on-site inspections during construction. 

IV. Construction
  • The project architect will visit the construction site as he deems necessary to ensure compliance to specifications and standards and to review progress.

V. Fitting & Handover

•Approval of any variances to the original specification.

• Approval of mockup rooms and specialist fittings.

• Pre-opening inspection to ensure compliance to brand standards.

• Formal acceptance of the property into Brand System.

VII. Soft Opening
  • Dry systems run to ensure conformity and correct discrepancies.

  • Soft opening of hotel-usually partial opening of food & beverage outlets and rooms.

  • Extensive marketing campaign to vamp up for the grand opening.

VI. Pre-Opening
  • Appointment of general manager and director of sales.

  • Staff planning, recruitment and training.

  • Financial budgets and accounting.

  • Marketing, public relations and advertising planning.

  • Establish revenue and rate strategies.

  • Pre-sell strategy.

  • Signature of agreements with companies and tour operators.

VIII. Grand Opening
  • Time frame and planning.

  • Mailing list of attendees per market segment.

  • Theme & time table of opening event.
